Factors Affecting the above calculations
1.) Assessment Growth 7.74%
2.) Overall Tax Rate Decrease -3.27%
3.) Municipal Tax Rate Decrease -2.20%
4.) Increase in Policing costs spread over 2008 and 2009 have once again resulted in a significant increase on the 2009 Budget year of 7.20%.
5.) Waste Pickup contract of 5 (Five) Years came due resulting in a contract cost increase of 72.90%.
Recycling Pickup contract of 5 (Five) Years came due resulting in a contract cost increase of 56.12%.
The Residential Rate for the Lower Tier (Municipality) has changed from:

The County Residential Rate is .004445453% and the School Board Residential Rate is .00252000%.

TAX BILLING INFORMATION 2010 The Township of Chatsworth issues two regular Tax Notices each year. The Township also issues Supplementary/Omitted notices several times through the year for any properties that have received additions/reductions in assessment value. Regular tax due dates are: Interim Billing: (Based on 50% of the previous year's total taxes) Final Billing: Final Tax Billing Dates for All Classes have also been set: (Based on the Total Year's taxes LESS the Interim Billing amount previously billed. Final 2010 tax due dates will be set at a future date: ______________________________________________________________________ TAX PAYMENT OPTIONS Tax Payments can be made through most banking institutions in person, through Internet Banking and through Telephone Banking. Payments can be made directly to the municipal office during office hours. Payments can be deposited through the mail slot located at the front door after hours. Two Types of Plans The Due Date Plan Payment to your tax account inthe amount of the installment due is withdrawn from your account on the due date. The Monthly Plan The Monthly Plan provides a convenient way to budget. The Tax Department wille establish a monthly paymnet amount calculated both in January and again with your Final Tax Billing to meet your current taxes due. The December payment will have to be adjusted to include any remaining balance or credit. Payment will be withdrawn on the 28th of each month. | TAX ASSESSMENT INFORMATION
2010 is not a re-assessment Year. 2009 was a re-assessment year. Property Assessment Values are based on actual Realty Values (or Current Value Assessment) as of January 1, 2008 and starting the 2009 year, the Assessment difference increases at 25% each year until 2012. The Process for 'Appealing' your Assessment deadline is March 31, 2010. No Assessment Values can be appealed after thIS deadline! Please make sure that you contact the Municipal Property Assessment Corporation (MPAC) before the March 31 date in order to Appeal. Forms are available at the Township Office, or can be downloaded from the MPAC website at www.mpac.ca. Placing assessment values on properties in Ontario is handled only by the Municipal Property Assessment Corporation (MPAC). Property owners who feel that they could not reach a satisfactory assessment value through the Reconsideration method can then appeal their assessment to the Assessment Review Board. The deadline for this appeal process is March 31st of each year. Appeal forms are available at the municipal office. | COMMERCIAL /INDUSTRIAL VACANCY REBATES
Properties that are in the Commercial and Industrial classes that have vacant units for a least 90 consecutive days during the year and who's properties are available for rent or are under repairs are now able to apply for a partial rebate of taxes. Applications are available at the municipal office. |
